What is an Area Structure Plan?

We answer this question with write-up about our current Area Structure Plan at Thomson Flats in Kelowna.

An Area Structure Plan (ASP) is a statement of what a specific neighborhood / area wants to achieve and how it will grow and evolve in terms of the social, economic, and environmental realms. Area structure plans address a level of neighbourhood planning greater than household size but smaller than that of a city. The resulting planning document provides the framework for making future decisions about how a municipality should allocate resources within a defined area or boundary, identify what kinds of development activity is appropriate, and how the development will be serviced (i.e. water, drainage, sanitary sewer, transportation).

What do we do when record rainfall and hot temperatures create a storm of issues and floods all over the Okanagan Valley?

We come together as an amazing community and help each other out.

We have laughs and tears with new friends and neighbour’s while bagging sand, saving the shoreline and keeping each other safe.

Yes, the Okanagan is a beautiful place to live scenically but, it’s “WE” the people who live here that make it special.

The Okanagan Spring of 2017 will go into the history books as monumental.

This news comes just in time for Canadian entrepreneurs -“Small Business Week” – October 17 through the 23.

I recently attended a very informative conference put on by the Urban Development Institute Okanagan Chapter: “Our Future City”.

Significant to me was the keynote speaker “Cameron Uganec, Senior Director of Growth Marketing & Education at Hootsuite Media Inc.”  addressing the rapid technological change in the world and the opportunities that we “The Okanagan” have with our already booming tech sector.

Can we really be an industry leader in this exciting technological or are we already?

Our local tech industry has recently shown a 30 percent growth in revenue over 2 years in its 1.3 billion dollar tech industry.

Do we have the young talent that is required in this industry?

BlueSky at Black Mountain  is pleased to have a diverse mix of people living in our development. We are proud to be building a quality community that appeal to the lifestyles of many residents and we hope to be part of the movement to attract the needed talent for the tech sector in Kelowna.

People living in BlueSky at Black Mountain know that their neighborhoods; Fairways, Meadowlands, Uplands, and Highlands have obvious ties to golf but, each road name also has very special meaning in the golf world overall.  http://BLUESKY COMMUNITY

Road Name Interesting Facts

Prestwick Formally organized in 1851, this special course is where “The Open” began in 1860 and remained there for 10 years. After that Prestwick hosted “The Open” 13 more times ending in 1925. They extended their clubhouse in 1877 and built 90 lockers that are still in use today in the town of Prestwick, South Ayrshire, Scotland.

I have been thinking what to “blog” about this infographic created for UDI that shows the overall economic impact of the BC Development Industry on our economy…… and I think it says it all.

$17 billion in GDP and 107,000 jobs generated as a result of meeting the needs of new living spaces for our expanding population.

January in the Okanagan can be tough because the sun often forgets we are down here down by these beautiful lakes.

happy face

On January 16, a representative day, the sky is clear or mostly clear 16% of the time, partly cloudy 6% of the time, and mostly cloudy or overcast 73% of the time. https://weatherspark.com/averages/28296/1/Kelowna-British-Columbia-Canada

So, to make up for it, us locals have no trouble finding the sun by heading up into the mountains on snowmobiles, sleds, snowshoes, and skis. Yesterday was a great day; we had a sliding party just off the road to Oyama Lake. Why there? Because that was how far the snow was ploughed and it was easy to get there in cars with 20 kids, 20 adults, 6 dogs, tubes, sleds, sliders, and snow racers. Warming up by a camp fire we had non-stop fun with a view overlooking the incredibly beautiful Woodlake and Kalamalka Lake.

melcor's black mountain rockets skate

Next Sunday, we head up to BlueSky at Black Mountain to watch the 4th Annual Rockets Skate. I never get tired of this event. All the Kelowna Minor Hockey ATOM teams create videos to determine which team wins the coveted day of skating with the Kelowna Rockets. It starts out as lessons and ends up in an ultimate good ole hockey game where I think the ATOM team usually prevail after much effort of racing through the legs of the towering Rockets.

This very inspiring event is always great fun. Melcor Developments Ltd. provides hotdogs and drinks at their outdoor Community Rink at BlueSky with all donations going to the YMCA Strong Kids Campaign. If you get cold, the Grill is open for hot toddies and soup.

Come check it out – Sunday, January 24, 12-2:00 and you are welcome to skate on the rink after the event.

What do these terms mean?  Well, generally speaking they all mean the same for the purposes of this blog.

It’s a new concept that BlueSky at Black Mountain is now offering called the Dunbar Villa’s.

Villas with City of Kelowna owned roads, sidewalks, curbs and lights just like single family homes.  No need for strata, just a “Party Wall Agreement” that binds both unit owners to certain performance obligations for some common elements including insurance.
